    Section 236 properties in need of rehabilitation
    Section 42 LIHTC properties with expiring low-income restrictions
    Section 515 FmHA properties with loans that can be prepaid
    Other assisted properties, including HODAG, HOME, federal or state-financed public housing.


    • Many of the buildings we encounter are in need of substantial upgrading and preservation in order to continue to properly fulfill the needs of their tenants.
    • Given our 45 years of experience in debt and equity financing – as well as our extensive management of government-assisted properties – we are well positioned to buy out existing owners who lack the resources and experience to recapitalize and, therefore, wish to exit the affordable housing arena


    The Maintenance Technician/Janitor will be responsible for the common area and apartment cleaning and repairs including plumbing, HVAC, electrical, carpentry and appliances


    • Cleans and maintains pristine cleanliness of front lobby, hallways, elevators, stairways, and other including washing, dusting, polishing, etc.
    • Maintains common area floors including, wash and wax hard surface flooring, washing carpets and rugs, cleaning tile grout, etc.
    • Maintains common area walls, windows, and doors including, wash and clean, and washing windows
    • Maintains common area lighting which involves changing light bulbs when lights are out
    • Responsible for maintaining the appropriate level of sanitary and cleaning supplies for assigned areas
    • Empty all trash receptacles and transport trash to the disposal area.
    • Performs other duties as assigned
    • Responsible for grounds keeping including snow removal and lawn upkeep
    • 65% of job will be dedicated to Cleaning duties and 35% dedicated to light maintenance duties
    • Complete all maintenance requests issued in a timely manner
    • Performs duties related to work orders and projects that include electrical, plumbing, drywall replacement/repair, painting, lock replacement, tile repairs, blind/window treatment and/or replacement.
    • Ensure vacant apartment are made ready per Related Management's standards - scheduling vendors, flooring, painting, cleaning, replacing of appliance and general repairs.
    • Work within budget limits established.
    • Organized record keeping of appliance replacement, carpet and paints.
    • Maintain building inventory for cost effective operations
    • Schedule and complete Preventive Maintenance
    • Assist in monitoring all work being performed by outside contractor
    • Complete grounds work, which may include picking up trash, sweeping curbs, and maintain areas around the dumpster
    • Monitor and maintain all building systems
    • Assists with annual inspections with outside vendors on backflow pressure testing, elevators, fire panel and fire extinguisher testing.

    • Valid drivers' license along with good driving record and auto insurance is required.




    • Property Maintenance, Contractors (general, painters, etc.), Construction workers, hotel management maintenance.
    • High school diploma or general education degree (GED);
    • 1-3 year(s) related experience and/or training; or equivalent combination of education and experience


    Work Environment and Physical Demands

    • Building maintenance environment, indoor/outdoor, consisting of exposure to moving mechanical parts and seasonal temperature changes ranging from freezing to extreme heat
    • May be exposed to high places, toxic or caustic chemicals, risk of electrical shock, and loud noises
    • Vision requirements include both close range and long distance vision
    • Must be able to lift up to 50 lbs.
    • Must be able to climb ladders and crawl into confined spaces
    • Must be able to endure walking, squatting, bending, balancing, climbing, kneeling, crawling and prolonged standing
    • Must be able to use hands to grip power and hand tools
