In fact, over 60% of our 50,000+ residential apartment homes under our management are part of one or more affordable housing programs, and an additional 20% of these homes provide workforce housing. Manhattan Plaza is our largest affordable housing asset.

    Responsibilities

    Your role within the company:
    The Director of Security is the leader of the property management security, physical security and on-site safety protocols for Manhattan Plaza. The scope of this role covers all utilized security technologies and services, including protection services, perimeter activity, access control, and risk management. As the property’s security manager, this person also has responsibility for all safety policies, standards, evaluations, roles, and reputation risk awareness. This person must be able to develop and implement flexible security solutions, dictated by the needs of a rapidly evolving decentralized business environment. This positions may also be asked to consult on similar issues at other New York area affordable assets.

    Daily responsibilities:

    • Oversight of all security vendors and security subcontractors.
    • Participates in development and implementation of crisis management plan.
    • Manages performance of safety and security staff and vendors and delivers continuous feedback, recommends staffing level changes, recommends vendor selection.
    • Manage critical incidents implementing emergency protocols to major security incidents; oversees investigations and ensures proper reporting related to the apprehension and arrest of violators; directs the preparation and maintenance of a variety of narrative and statistical reports.
    • Work closely with corporate executives, business managers, audit and legal counsel to understand corporate requirements related to security and regulatory compliance.
    • Demonstrate an ability to work closely with city, state and federal law enforcement partners.
    • Develop, implement, and manage the security strategy and associated risk and safety standards.
    • Will function as a Manhattan Plaza Ambassador throughout the New York area in the Affordable Housing Sector.
    • Oversee the continuous monitoring and protection of facilities, residents and personnel. Evaluate suspected security breaches and recommend corrective actions (including incidents involving outside vendors).
    • Serve as the focal point for security incident response planning and execution. Reporting to senior management incident analysis and mitigation.
    • Communicate daily with residents and property management leadership.
    • Work in collaboration to develop, implement and review the quality improvement and utilization management plans annually. Assure that all applicable governmental and accrediting agencies regulations are met or exceeded.
    • Work in conjunction Related legal and risk management departments to ensure contract insurance requirements are vetted and commensurate with necessary standards.

    Community information:
    Manhattan Plaza is a superblock development, the asset houses over 3,500 residents, living in over 1,250,000 sf of space in addition to 19 commercial spaces with over 425,000 sf of retail space. It incorporates a 1,000 car garage, a health club with a climbing gym, a racket club, a pre-school, two post offices and election voting polls among other common areas. Manhattan Plaza has two towers with 1,689-units of federally-subsidized housing located at 400 West 43rd Street, just west of Times Square. Seventy percent of the property’s units are occupied by performing artists with the remaining balance occupied by community elderly and low-income residents.

    Qualifications

    Background profile:

    • A college degree (BA/BS), or equivalent work experience.
    • Demonstrated multi-year experience leading a large team or workforce of security or law enforcement professionals
    • Previous law enforcement experience preferred.
    • Ability to integrate detailed knowledge of complex property management operations in order to develop a programs that meet the firm’s requirements.
    • Strong project management skills, results-driven, adaptable with ability to manage multiple priorities and meet deadlines.
    • Strong sense of integrity and ethics. Values entrepreneurialism. Demonstrates strong intellectual curiosity; always seeking new approaches and challenging the organization to new levels of success.
    • May be required to work nights and weekends
