    Responsibilities

    The  Sr. Director of Leasing is responsible, under the supervision of the Vice President of Revenue and EVP Development, for launching new developments, leasing of apartments, monitoring leasing staff, participating in interviewing, hiring and training of leasing representatives and administrative personnel, involvement in creating and monitoring leasing programs, accurate tracking of leasing data and completion of related reports in compliance with all company policies and procedures and with all applicable Equal Employment Opportunity, Fair Housing and Human Rights statutes.

     

    RESPONSIBILITIES               

    • Development and Lease-up management for assigned site
      • Lead market research for proposed site and  initial pricing of site
      • Interact directly with the local development teams regarding unit distributions, target renter needs, amenity and finish recommendations
      • Participate in market brand platform development
      • Operate the lease-up of site once ready for leasing
      • Manage the lease-up from start to finish
        • Management of rental grid and lease-up absorption rate
        • Oversee weekly reports
        • Execute takeover task procedures for Leasing team
      • Renewals for assigned sites
        • Review pricing and volume of renewals ( and/or interactions with Revenue Manager)
        • Plan for lease term options
      • Re-rentals for assigned sites
        • Review pricing with SVP and Revenue Manager
        • Provide ongoing intelligence on competitor initiatives, new construction etc.
        • Review traffic for each assigned site to identify:
          • Why prospects rented and did not rent.
          • Are there any trends occurring.
        • Broker Ops for assigned sites
          • Review market use of Ops
          • Maximize value of local broker relationships
        • Source monitoring within Salesforce for assigned sites
          • Identify any trends that are occurring
        • Participation in marketing meetings and provide ongoing feedback on traffic quality
        • Complete and oversee asset reports and quarterly reports for assigned sites
          • Including recommendations for enhancing asset value
        • Cap Ex review and management for assigned sites
          • Be prepared with rent ramifications for any suggested cap ex request
        • New business development
          • Work with local and corporate marketing team members to identify and establish relationships with key local corporations.
    • Manage amenities and premiums based on supply and demand trends and identify focus areas for revenue optimization opportunities
    • Ability to communicate effectively at all levels of the organization through both verbal and written communication skills
    • Strong interpersonal skills with the ability to influence, motivate and develop associates
    • Ability to multi-task and juggle various projects simultaneously
    • Possess strong organizational skills and sense of urgency
    • Works well independently, takes initiative and can effectively prioritize
    • Ability to develop and deliver effective presentations
    • Ability to work outside normal business hours on a regular basis due to the time sensitivity of revenue management
    • Quarterly and monthly performance measurement analysis and reporting to senior management regarding financial results and market conditions.

     

    Staff Oversight and Development

    Hiring of leasing staff:

      • Interact with RMC recruiting director regarding defined skills, target compensation and quality of candidates.
      • Interview all candidates and make final hiring decisions for site positions
    • Performance Evaluations
    • Monitoring, coaching, disciplinary actions

     

    Financial

     

    • Budget participation for income assumptions at assigned sites
    • Budget participation for assigned lease-ups
    • Budget monitoring and variance reports
      • Bring any variances to SVP’s attention
    • Track site marketing budgets

     

     

    Administration

     

    • Compliance:
      • Review documents, leases randomly to assure processes are being followed
    • Review and approve staff members commissions
    • Meet weekly with SVP and/or VP

     

    Resident Retention

    1. Tracks renewals to RMC’s standard, ensuring that renewals are maximized.
    2. Recommends renewal pricing and incentive programs to the Senior Vice President and/or Vice President of Revenue Management, as necessary.
    3. Special projects as assigned.

     

    Leasing Tasks

     

    1. Visits comparable buildings and prepares and submits shopping reports quarterly.
    2. Once a month, attends weekly triad meetings. Brings to attention appropriate leasing issues.
    3. Maintains and reviews the leasing manual, which provides a leasing/marketing checklist for the building’s features and benefits, expected objectives and responses, neighborhood features, phone techniques, and showing and closing techniques.
    4. Recommends advertising perspectives.
    5. Reviews BI reports daily, reporting any errors to the Leasing Analytics Manager promptly when the error is discovered.
    6. Assures that the office is properly stocked and supported with supplies, brochures, leases, equipment and forms, as needed. Assures iPad and other smart devices are fully functioning on a daily basis.
    7. Assures impeccable presentation of the building including inspecting turned units, leasing office and model apartments weekly.
    8. Assures that all leases are efficiently presented and properly prepared in Rent Cafe.
    9. Assures that leases are signed by prospects and executed by the Leasing Manager as expeditiously as possible.
    10. Special projects as assigned.

     

     

    Qualifications

    • Minimum 5 years either in Leasing or Property Management role, Financial Analyst or Multifamily Revenue Management experience
    • Must have Multi- Family experience 
    • Revenue Management, Financial Analysis or related field experience
    • Prefer experience managing the LRO Revenue Management Application
    • Yardi experience preferred
    • Salesforce experience preferred
