    Responsibilities

    Basic job responsibilities are to plan, organize and direct the maintenance and repair of educational buildings to include the electrical and mechanical systems involving HVAC equipment and associated utilities as well as the maintenance and operation of building utility systems. Insures responsive, timely and thorough responses to the needs of the educational community. The ideal candidate will have a 10 - 12 years' experience in a Central Plant environment, with at least 5 years in a managerial role.

     

    • Providing overall leadership and direction to a maintenance staff
    • Interface with building management and maintenance staff to coordinate and execute capital projects
      Delegates to and holds subordinates responsible for satisfactory performance of assignments. Performs other tasks to include special studies that involve technical investigation and analyses and recommends solutions to unique engineering and administrative problems as may be required by building management
    • Knowledge of effective management techniques including record keeping, reporting, budgeting, inventory control and cost, personnel and performance analyses
    • Oversee third party contractor work on an as needed basis
    • Being able to utilize the BAS systems to control the buildings environmental controls to reduce and control energy controls
    • Plan, prioritize and delegate work assignments
    • Manages the formation and distribution of Work Orders, (service, repair and preventive maintenance) and insures timely completion to quality standards
    • Implement and operate an effective preventive maintenance plan
    • Perform rounds to proactively identify improvements
    • Monitor and control energy consumption by utilizing a Building Automation System
    • Train and/or coordinate training in facility maintenance and safety methods, procedures, and techniques
    • Monitors the performance of HVAC subcontractors; including conformance to code
    • Provide excellent customer service
    • Answer questions and provide information to the building occupants; investigate complaints and recommends corrective action as necessary to resolve complaints

    Qualifications

    • Experience with maintenance on the following equipment: chillers, boilers, thermal storage, pumps, and heat exchangers, HVAC Systems, Building Automation Systems, Life Safety Systems, Utility Services, Electrical Power Distribution, and Facility Maintenance Management
    • Experience maintaining boilers, chillers and all supporting equipment is mandatory
    • Ability to diagnose and troubleshoot MEP system malfunctions before catastrophic failure occurs is required
    • Strong communication and leadership skills are essential to succeed in this role
    • Bachelor's Degree required in Mechanical Engineering or related fields
    • Holds active related Refrigeration Licenses
    • A State HVAC license preferred but not required and a valid state driver's license
    • Minimum ten (10) years’ experience in the maintenance and operations of air conditioning systems
    • Strong management, organizational and supervisory skills are required along with familiarity in computerized Work Order Systems. Experience with building controls also desired
