    Affordable housing laid the foundation of Related Companies and we continue to place a high priority on developing, acquiring and preserving housing for this sector. In fact, over 60% of our 50,000+ residential apartment homes under our management are part of one or more affordable housing programs, and an additional 20% of these homes provide workforce housing.


    In the area of acquisitions and refinancing, we pursue properties that meet one of the following criteria: Section 8 properties with project-based contracts; Section 236 properties in need of rehabilitation; Section 42 LIHTC properties with expiring low-income restrictions; Section 515 FmHA properties with loans that can be prepaid; or other assisted properties, including HODAG, HOME, federal or state-financed public housing.


    Many of the buildings we encounter are in need of substantial upgrading and preservation in order to continue to properly fulfill the needs of their tenants. Given our 42 years of experience in debt and equity financing – as well as our extensive management of government-assisted properties – we are well positioned to buy out existing owners who lack the resources and experience to recapitalize and, therefore, wish to exit the affordable housing arena. In addition, with our extensive development experience, we bring the knowhow to expertly rehabilitate the units, thus assuring the continued viability of these projects for years to come.

    Your Role Within the Company:

    The Compliance Specialist will be reporting to the Lottery Compliance Manager at a 444 unit affordable housing community in Astoria, NY. This candidate will be responsible for the administration of site specific programs and administration in compliance with all company policies and procedures and all applicable Fair Housing and Human Rights statutes. 


    The tasks in the Compliance Specialist’s areas of responsibility include, but are not limited to, the following:


    Specific Site Administration:

    • Ensures that all requirements per regulatory agreements are met for any low income/rent subsidy programs and are in place on the site.
    • Ensures timely compliance with all responses to audits, whether generated for in-house use or required by Federal, State or Municipal agencies.
    • Responsible statistical data upkeep and compliance reports.

    Resident Relations/Retention Tasks: 

    • Handles all resident complaints expeditiously, diplomatically and professionally.
    • Processes, issues and maintains files of all necessary resident correspondence under the direction of the Lottery Compliance Manager.
    • Processes all applications and screens applicants. Performs these tasks in a timely manner.
    • Determination of financial eligibility for all new admissions into the affordable program.
    • Ensures house rules, regulations of the site and regulatory programs are followed. Documents significant violations of either.


    Marketing and Leasing: 

    • Maintains the accurate, up-to-date status of lease up units including availability, weekly status reports and/or occupancy status reports as directed by the Lottery Compliance Manager.
    • Conducts and documents the move-in inspections and new move-in orientations to ensure that the new resident understands all RMC forms and leases.


    Community Information:

    Astoria, Queens is located right outside Manhattan, commutable by most subway lines and public buses. Astoria is famous for their Greek food and has a reputation of having some of the best options for Greek dining.




    Background profile:

    • High School diploma or equivalent.
    • Strong organizational and follow-up skills.
    • Strong knowledge of affordable housing programs, specifically LIHTC. Familiarity with NYC lotteries a bonus.
    • Excellent written, interpersonal and communication skills.
    • Ability to prioritize and handle multiple tasks.
    • Must be able to work independently and as part of a team of professionals.
    • Working knowledge of Microsoft Office.
    • In-service training of policies, procedures and principles required.


    Pay: $40k/yr DOE
