Responsibilities

Related is looking for a General Manager for a luxury property, located in SoMa, San Francisco’s most coveted neighborhood, steps from the city’s best restaurants, stylish shopping, world-famous culture, The Paramount will exceed your expectations with its relaxed and unique level of luxury living. At the vibrant corner of Mission and 3rd streets, this modern high rise offers spacious floor plans, curated amenities and services, and dramatic views from every angle. 

 

The General Manager is responsible under the direction of the Regional Manager/ Vice President, to oversee on-site staff and operational issues and performs all duties in compliance with all company policies and procedures, all applicable Equal Employment Opportunity and Human Rights statutes, the Fire Department of Los Angeles and all applicable Building Department Codes.

 

 

DUTIES AND RESPONSIBILITIES:

 

The General Manager is responsible for the following:

 

  1. Operational issues.
  2. Oversees on-site staff.
  3. Resident Relations and Customer Service
  4. Liaison with various vendors and contractors.
  5. External agency liaison.
  6. Miscellaneous duties and special projects, as required.

 

 

OPERATIONAL ISSUES:

 

  • Understands and manages capital and expense budgets, including reporting to senior staff and stakeholder representatives.
  • Coordinates and reviews monthly financial and operating reports.
  • Maintains verbal and written communication with stakeholders, vendors and residents  (as necessary) regarding issues relating to our management responsibilities, including, but not limited to; quality control, vendor contract management, maintenance personnel responsibilities, access control for mechanical equipment rooms and utilities management.
  • Coordinates all leasing and construction activities.
  • During construction and fit-outs, makes recommendations to eliminate potential problems and/or improve building operations.
  •  Develops policies, procedures and regulations to effectively manage the property, pertaining, but not limited to, construction work, tenant alteration process and certificate of insurance requirements.
  • Develops, implements, and assures continued implementation of preventive maintenance programs,
  • Assures that all outside vendors are in compliance with the tenets of their contractual agreements for all work performed.
  • Ensures that each staff member reviews and complies with the procedures outlined in the Emergency Preparedness Manual.
  • Develops and manages all contracts, ie. Waste Removal, Janitorial, and Electrical.
  • Supervises and coordinates loading dock access and deliveries with adjoining hotel facility.

 

HIRING AND STAFF SUPERVISION:

 

  • Responsible for the direction and supervision of the Lobby and Front of House staff as well as the Resident Manager..
  • Recommends hiring, terminating, discipline, promotion and/or rewards for staffing in
  • accordance with Equal Employment Opportunity Requirements, Related Management
  • Company’s EEP policies and procedures; with federal, state and local Human Rights/Civil
  • Rights Statutes; and with the Americans with Disabilities Act regulations and/or Section 504
  • Reviews and adds supervisory observations to the employee performance self-evaluations.
  • Assures that all staff member receive adequate training on Fair Housing responsibilities.
  • Responsible for the implementation of and adherence to Fair Housing practices per Related
  • Management’s Fair Housing Officer or designee.

 

RESIDENT RELATIONS/CUSTOMER SERVICE:

 

  • Ensures that all resident inquiries, requests, and concerns are handled with utmost
  • diligence, diplomacy, and expediency.
  • Recognizes that every resident interaction is a critical component to the successful
  • operation of the property.
  • Establishes expectations for and confirms that all staff members uphold ownership of
  • all interactions with residents.
  • Confirms that all residents are fully and properly notified, on a timely basis, of all issues that
  • impact their residency. 
  • Ensures that consistent, timely service to residents is provided through regular, thorough
  • review of the weekly service request report.

 

 

Qualifications

  • Minimum of 5 years leadership experience in a Luxury Condo or Hotel Environment as a General Manager
  • Bachelor’s degree (B.A. /B.S.) in Business or related field from a 4-year college or university, or equivalent combination of education and experience required.
  • This individual must be hospitality driven, to excel in customer service, pleasant in the face of stress and problems. Always willing to assist the Board of Directors and Residents.
  • Must be willing to roll up sleeves with Manager Administrative tasks; Able to produce own reports, Submit weekly Manager’s Reports, Work Orders, and be hands-on with project management duties.
  • Ability to use MS Excel and formulate spreadsheets for Property Financial.
  • Must have experience working with senior management or running high-level meetings.
  • Must possess great follow up skills, organizations skills, initiative, accountability, and dedication to delivering great results.
  • Must have excellent English writing skills with proper grammar, punctuation, and spelling.

  • Ability to effectively convey ideas and influence the opinions of others.
  • Ability to demonstrate computer literacy using Microsoft Office software.
