Responsibilities

The Related Companies is seeking an experienced design and construction professional with south Florida experience to join its design and construction management team as an Associate Design & Construction Manager (“ADCM”).  The ADCM will be responsible for supporting the Related Urban – Southeast development team in all aspects of their projects’ design and construction, particularly: design direction, review, and management of large multi-discipline architecture and engineering teams. Responsibilities will be to mixed-use urban projects in West Palm Beach, Florida which are in various stages of predevelopment, design or construction. The successful candidate must possess the knowledge and experience that will permit them to manage the entire design and construction process, including but not limited to: pre-development planning, scheduling, logistics, cost management, financial reporting, and construction operations.  In addition, the successful candidate must possess the interpersonal skills that will allow them to collaborate with Related’s in-house design, development, finance, marketing and sales teams.  This position will be based in West Palm Beach and report directly to the Senior Vice President of Design and Planning for Related Urban.

 

The ADCM will contribute to the oversight of all aspects of the design process for Related Urban – Southeast projects. S/He will focus on the coordination of consultants’ work from pre-concept through construction.  Responsibilities include but are not limited to:

 

Design

  • Organize, and in some cases run, internal and external meetings related to design;
  • Establish agendas for design meetings, track action steps and administer follow up;
  • Develop and track budgets and schedules from the development team to track the progress of each project;
  • Self-administer targeted ‘projects within projects’ as appropriate;
  • Monitor construction administration with the construction team;
  • Collaborate with leasing and marketing groups, organize collateral so that the sales/leasing objectives are achieved through design;
  • Collaborate with building management and facilities groups so that all supporting spaces and requirements are achieved through design;
  • Conduct periodic coordination meetings involving related consultants so that information is shared and dialogue is constant;
  • Monitor the production of design drawings to ensure all relevant construction information is included;
  • Coordinate presentations such that the extended team is informed of design progress;
  • Issue RFPs, produce leveling documents, and make recommendations that connect the right skill set with the project demands; and
  • Review and comment on all deliverables.

Construction

  • Perform daily on-site walk-thru’s to ensure contract performance, safety compliance, and quality control;
  • Manage the day-to-day operational aspects of a project;
  • Effectively communicates relevant project information to superiors;
  • Understands how to communicate difficult/sensitive information tactfully;
  • Formulate and executes project schedule;
  • Implement document control procedures for all construction related documents including contractual agreements and insurance documents;
  • Manages the scope review, bid and award process, negotiates all change orders;
  • Manages the permit with the building department and related governmental requirements;
  • Manages and updates project budget and;
  • Holds regular status meetings with project team.

Qualifications

  • Minimum of five (5) to seven (7) 7ears of relevant experience with at least five (5) in the City of West Palm Beach; experience in mixed-use development;
  • Extensive construction/field experience and fully-developed project management skills;
  • Real estate, hospitality or retail experience a plus;
  • Basic knowledge of building systems – structural, electrical and mechanical among others;
  • Strong project management skills, results-driven, adaptable with ability to manage multiple priorities and meet deadlines;
  • Knowledge of construction sequencing, materials and methods;
  • Knowledge of how to assemble the right team of consultants in order to produce the highest quality product;
  • Creative and innovative problem-solver, complex thinker of high intelligence;
  • Suitability to an entrepreneurial culture that places a premium on performance.
  • Self-starting personality that can work well with limited direction.
